Our Suite of Services
Property Aquisition/ Site Survey
We'll help you secure the lot you want and we'll facilitate the purchase! As part of our suite of services, we will arrange for a complete lot inspection and tour. We'll walk the lots with you and discuss the property.
Title Insurance and Escrow Services
We'll connect you with First American Title, one of the best American Title Insurance Companies that offers title insurance on properties in Baja Sur. We'll answer any questions you may have along the way, and we'll monitor the process so you get answers when you need them.
Mexican Legal Council
Having an experienced Mexican attorney or "abogado" is essential when buying property in Mexico. Baja Surf Properties will connect you with reputable Mexican legal council that will make sure your transaction is safe and legal.
Construction and Design
Once you buy your property, you'll need to build one or several homes. We know the right builders in the area that can get the job done right. Our team works with professional builders and designers that can help you create and build your dream surf villa.
The Buying Process
1. Lot Inspection
First, we'll escort you on a day trip to survey the various lots or homes and to choose the property of your choice.
2. Security Deposit Collected
Once you have selected your lot, we will prepare the purchase contract for your signature and a security deposit of at least $10,000 is wired and deposited into an escrow account in the United States with either Stewart Title or International Land Title and Escrow.
3. Fideicomiso and Title Search
Next the Fideicomiso will be drafted by a Mexican Bank (we recommend using Ban Norte), and the title company will begin the title search. This process usually takes 3 months, to ensure that there are no prior title issues steming from prior land ownership. Once completed, the title company determines that the property is insurable and will issue insurance on the property.
4. Closing
Closing the transaction involves wiring the remaining balance of the purchase price to escrow and signing the necessary documents with a public notary. Once all documents have been signed and money is transferred, you are now the owner of the Property!
